1. What kinds of house plans does BuildPlans.com offer?

We offer house plans for a wide range of homes, from small cottages and starter homes to large family homes. You’ll find one-story and two-story plans, designs with one to five bedrooms, and a variety of styles such as modern farmhouse, ranch, craftsman, and contemporary.

Many of our plans have open layouts that bring the kitchen, dining, and living areas together, and practical features like mudrooms, home offices, walk-in pantries, and attached garages. Browse all plans or shop by collection. You can also see plans with real-world build photos of finished homes.

3. Can I modify a house plan?

Yes. Most of our plans can be customized to fit your lot, your family, and the way you live. You can request modifications at two levels.

🔧 Minor Modifications – $400
Up to 3 changes that don’t affect room sizes or the overall size of the home. Examples:

  • Changing the foundation type (slab, crawl space, basement, or walkout basement)
  • Flipping the layout (mirror image, left-to-right or front-to-back)

🛠️ Major Modifications – $1,000

  • More than 3 changes, or
  • Any change that affects room sizes or the overall size of the home

How it works:

  1. Go to the plan you want, choose Minor Modifications or Major Modifications, and click Add to Cart.
  2. In your cart, you’ll see your plan plus the modification add-on.
  3. In the Modification Requests box, describe the changes you want in as much detail as possible. For example: “Add a bedroom on the east side of the home,” “Expand the pantry to 8' x 8',” or “Add a three-car garage.” You can attach up to 3 files.
  4. Our team will deliver your first draft floor plan within 1 week. You can then send small clarifying changes, such as moving the fridge to the other side of the oven, swapping the toilet and sink, or changing which way a door opens. Larger new changes made after your order, like adding a room or a second floor, cost extra. 98% of our modifications don’t have any added cost.
  5. Once you approve the floor plan, our design team creates your final plans, ready to hand to your builder.

4. How do I buy a plan?

Browse our plans online, choose the one you like, and buy it directly through our store. If you’d like changes, add a modification to your order (see above) or contact our team.

5. How quickly will I get my plans?

Right away. As soon as your purchase is complete, you’ll receive a digital copy of your plans, whether it’s 10 AM or 2 AM. If you ordered modifications, the timing depends on how many changes you requested. Most first drafts arrive within 1 week.

6. Do your plans meet building codes?

Our plans are designed to meet the International Residential Code (IRC), the standard code used for homes in most of the U.S. Building codes vary by location, though, so always check with your local building department before you build.

7. What else will I need before I can build?

This depends on where you’re building. Your city or county may require some of the following along with your house plans:

  • A structural engineer’s review or stamp
  • A site plan showing where the home sits on your lot
  • Energy-efficiency calculations
  • Local permit applications

Your builder or local building department can tell you exactly what’s required in your area.

8. Do you offer financing?

We don’t offer financing directly. Most people building a new home use a construction loan from a bank, credit union, or mortgage lender. Lenders typically need finished plans and a builder’s estimate before they’ll approve a loan, so buying your plans is a smart first step.

9. What is your refund policy?

All plan purchases are final. Because our plans are digital products, we can’t offer exchanges or refunds. Please review your plan carefully before you buy to make sure it meets your needs. See our Return Policy for details.
